Single Storey rear extension

Studio Arkell were approached by a young couple who own a late 1990’s, corner plot home, to create their ‘must have’, generous, light, open plan kitchen/living/dining room, leading onto their wrap-round garden, but also with the wish-list to try to achieve a utility room and if possible, a downstairs WC. The build had to be attainable within a tight £35-40,000 budget.

Happily, Studio Arkell were able to deliver all of the client’s wants and needs, with the addition of a hipped roof, single storey extension, built within the parameters of Permitted Development, thus saving on the additional costs associated with a Planning Application.

With thoughtful design, minimising disruption to the existing footprint, part of the old kitchen became the new Utility Room. A space saving and practical ‘U’ shaped kitchen design was added, including a peninsula breakfast bar, zoning the kitchen from the newly formed seating area, in turn leading into the dining space. A nifty and very useful downstairs loo was cleverly carved out from space underneath the stairs.
