This traditional villa was perfectly situated within easy walking distance of Christchurch town centre shops, restaurants, and bars, but was tired looking and had an internal layout that didn’t quite work for the client.

The external materials were simplified and harmonised in the same finishes of off-white render, oak detailing, stylish grey/green sash windows with stone cills all under a smart new slate roof, with the addition of a unifying porch detail running from the bay window to the garage.

The downstairs was fully reconfigured to open up and create a real wow factor space in the form of a family friendly kitchen/living/dining room at the rear with dual access to the gardens and social spaces beyond. The placement of the zoned areas maximises light and vista as well as creating great flow around the room.

With maximum flexibility of use in mind, a second snug/living room was created doubling as a cinema room. Then a generous study/home office was created to the front of the house, which easily doubles as a fifth bedroom with w/c shower room opposite.

The open plan living beautifully and seamlessly connects with the south facing sociable decking and patio areas via dual aspect bi-fold doors in the same soft grey/green of the sash windows.

Upstairs a simple infill extension over the existing kitchen was incorporated into the design to unlock the upstairs spaces to allow for a generous Master Suite with full bathroom en-suite, dressing room and feature terrace to the rear southerly aspect of the property perfect for enjoying sunrise breakfast or sundowners.

The newly designed upstairs layout also added a guest suite with en-suite bathroom, as well as two further double bedrooms with a generous family bathroom.

Overall this tired and outdated property was transformed into a beautifully appointed, generous family home offering flexible living spaces, coupled with fabulous kerb appeal. The client was thrilled.
